Description

ROSE COTTAGE,

WOOKEY, WELLS, BA5 1LA

Wells 1 mile, Glastonbury 5 miles, M5 (J22) 16 miles, Bristol 21 miles, Bath 22 miles. (Distances approximate)

An absolutely delightful village property, a mile from Wells, and combining a charming 6 bedroom house, an independent cottage (ideal for family or guests), outbuildings, landscaped gardens and a paddock. In all towards 2 acres.

Rose Cottage is a handsome building with local stone elevations under tiled roofs. In the early 2000s, the original 16th Century cottage was sympathetically improved and significantly extended, retaining character and yet adding large spacious rooms, many with vaulted ceilings, to create light and airy accommodation of over 4000sq ft.

The main house includes a reception hall, cloakroom, sitting room, dining room, family room, kitchen & dining room, utility room, 6 bedrooms and 4 bathrooms. (The master suite has a bathroom and dressing room.)

The guest cottage/ annexe includes a hall, sitting room, garden room, kitchen & dining room, 2 bedrooms and bathroom.

This annexe offers flexible single storey ancillary accommodation of over 1000sq ft and was also renovated and extended as part of the renovations of the Main House. Whilst currently configured as a cottage for extended family, it has previously used as office space, games rooms and an events space. Its current configuration would also lend itself to holiday rental possibilities.

In addition, there is a garage block with adjoining gym/studio.

A gated drive leads from the lane leads to a parking area, mature gardens, an orchard and paddock. In all towards 2 acres.

Location

Rose Cottage has discreet and quiet setting in this popular village.

Wookey (not to be confused with Wookey Hole which is a different village a couple of miles away) is a pretty village only a few minutes’ drive to the centre of Wells. It has Saxon origins and was the site for the original Bishop's Palace.

Within the village are an original flour mill producing stoneground flour and homemade bread, a very popular cafe and shop, a goat farm producing handmade goats' cheese and other artisanal products, a medieval church, 3 pubs and a primary school. The village has an active and very friendly community and is surrounded by beautiful countryside, with walks through fields and along laneways to the two ancient fords which border the village.

Another advantage is there is a public pavement between Wookey and Wells – providing easy access in about 40 minutes on foot to all that vibrant Wells has to offer in addition to the community of Wookey.

Description

Rose Cottage is believed to date back to the 16th century (Elizabethan period) and is a handsome building with stone elevations under tiled roofs. It has been sympathetically improved and extended, retaining its character and providing very spacious, good quality accommodation of over 4,000 sq.ft.

There are solid oak and travertine floors, white painted ceiling joists, and original beamed ceilings. The attractive sitting room has a brick fireplace and chimney breast fitted with an open stone fireplace, and French windows open to the garden. There are wood panelled walls to picture rail height in the family/music room, and a stone fireplace in the dining room.

The excellent breakfast/kitchen, with a 4 oven Aga, has bespoke hand painted wood units with solid oak surfaces, a central island, and the original stone inglenook fireplace. Integrated appliances include a double oven, dishwasher and hob.

The kitchen flows seamlessly to the conservatory which opens to the garden.

First floor

The first floor has a split level landing and serves 6 bedrooms and 4 bathrooms.

The principal bedroom suite is superb with a wood floor and vaulted ceiling. The impressive dressing room is fitted with a walk-in wardrobe and a range of additional walnut wooden cupboards. It leads through to the en suite bath/shower room which has oak floor and walnut bathroom cabinetry and panelling.

There is a further guest suite with an en suite bathroom and the other three bedrooms have the use of the other two bathrooms. The 6th bedroom is currently used as a study.

The Guest Cottage

The principal house is well positioned and has plenty of privacy. Close by within the gardens is the detached guest cottage which also has generous accommodation, 1140 sq.ft., and is equally impressive. It is single storey and has pretty elevations, timber floors and vaulted ceilings.

The front door opens to a hall and to the left is a study – or potential second bedroom and the bathroom is adjacent.

The kitchen & dining room has fitted units and appliances, plenty of space for a table and chairs and French doors to the garden.

Further accommodation includes a good size sitting room, a double bedroom and a garden room.

Outside

Rose Cottage is approached to the west of the property through a gated entrance and over a long sweeping drive passing the annexe. It leads to a generous gravel parking area and continues to a detached double garage block with attached gym/studio. In front, there is a large “cobbled” parking area. A secondary entrance, off North Road, with electrically operated timber gates, to the east of the property gives access to a single parking space. The private gardens are a delight and are designed for colour and interest. There are pathways and raised beds planted with a variety of interesting flowering shrubs. A most attractive, imaginatively designed, enclosed, courtyard garden, outside the kitchen conservatory, is ideal for entertaining. There is a lawn with a daffodil bank, and climbing shrubs include Wisteria, Jasmine, and Honeysuckle. Colourful plants include Hellebore, Lavender, and Peonies. Trees include Oak, Walnut, Acer and a weeping Love tree. Beyond the garden, to the north, is a mixed orchard with apple and pear.

About the area

Wells is the smallest city in England (population about 11,000) lying in beautiful countryside between the Somerset Levels and the Mendip Hills – an Area of Outstanding Natural Beauty. There are four major supermarkets on the edge of the city. Wells Leisure Centre has the usual facilities of gym and swimming pool to add to Wells Rugby Club, Tennis club, Bowling club and Golf course. Throughout the year Wells hosts festivals for Music, Literature, Art and Food, and has twinned links with Burgundy, the Rhineland and Northern Italy. There are many societies and clubs for those who would like to join a diverse social community.

The major towns of the area, Bristol, Bath, Taunton and Yeovil are all within commuting distance. There are excellent state & independent schools in the area which include several good primary schools, Wells Blue School, Strode College, Wells Cathedral School, Downside, All Hallows and Millfield.
