Benefits from a Planning History

Stunning residential development opportunity in superb rural Perthshire setting

Site is circa 4.5 acres

Planning reference number (Perth & Kinross Council): 22/00375/FLL

Description
The subjects comprise an undeveloped area of ground which was a former sand and gravel quarry. The site extends in total to approximately 4.5 acres boundaries of which are reasonably well defined.

The majority of the site is reasonably flat, although on two sides there are raised hillocks, whilst a bund and tree belt runs along the frontage bounding the main road. The site enjoys open aspects, and impressive views over the surrounding farmland.

A Planning submission was made in 2022 for 11 houses and 7 garages. See link below on Perth & Kinross Planning website:
22/00375/FLL

It is understood that in the past the subjects had the benefit of residential planning consent, this has however now lapsed.

Design Statement
Potential for residential development of circa 11 No. detached houses on a partially remediated former quarry site. Any approach to development should be sympathetic to the local rural area in terms of density, massing and scale, being consistent with local planning policy to create a development that contributes to the local environmental quality of Cromlix/Kinbuck and Perthshire.

Other Potential Uses:
There has been a recent Pre Application made to Perth and Kinross Council for a proposed holiday lodge development permitting second home, all year round occupation. The proposed development comprises 24 holiday units. A design document is available upon request.

Location
The subjects are located on the boundary between Perth and Kinross and Stirlingshire. Lying approximately 29 miles south of Crieff, and some 11/12 north of Stirling, adjacent to the A9 trunk road. The site enjoys a rural setting, approximately 2 miles north of the village of Kinbuck, and in relatively close proximity to the 5 star Cromlix Hotel.
