COMMUNICATIONS

The area is extremely scenic with a beautiful sense of tranquility, yet is accessible being approximately 10 miles from the A55 Expressway for daily travel along the North Wales coast to Chester, beyond which are the M53 and M56 motorways serving Liverpool and Manchester. From Abergele there is a regular rail service to Liverpool and Manchester via Chester, and from Llandudno Junction a main line rail service to London Euston.

OUTSIDE

The property is approached via a long drive which is initially a track from the lane over which Tan y Graig has access rights. The land to the east and south of the house extends alongside the Aled, on the opposite side of which is a belt of woodland and further field which does not have independent access, but accessed via a Ford across the river. The river provides a wonderful amenity notably for fishing, and is a particularly attractive and part of Tan y Graig.
