3 acres

Description

An exciting green field development opportunity in a village setting some 9 miles from the market town of Brecon and within the Brecon Beacons National Park. The site is 3 acres and has the benefit of planning permission for a residential development of 53 houses, with the development having been formally commenced.

DESCRIPTION

The land is a rectangular field in shape and lies on the western edge of Sennybridge village with direct access onto a short road leading to the A40 Brecon to Llandovery trunk road. The land forms part of a logical 'rounding off' of this area of the village and has planning permission for a residential development. The site sits in superb Brecon Beacons National Park scenery with lovely rural views, especially from its upper reaches and has open fields on two sides.

LOCATION

Sennybridge is a popular village, approximately 9 miles west of the market town of Brecon, sitting on the banks of the River Usk. The village offers excellent local facilities in the form of a primary school with a strong Welsh language unit, village store, two petrol stations, health centre, village hall and public houses. There is plans for a new primary school soon. There is considerable employment of various grades from the Army Camp in the village with the Epynt Army range 5 miles to the north an important part of the army's presence in the area. There is good access via the A40 to Brecon where there are private and public schools, leisure centre complex, theatre, cinema, supermarkets, etc. Llandovery is situated approximately 12 miles to the west, with Cardiff, Swansea and Abergavenny all easily accessible via the trunk road network. The site is situated within the Brecon Beacons National Park with superb views and delightful country walks nearby with access to open (truncated)

THE SITE

The site comprises a single field estimated at approximately 1.2 hectares (3.00 acres). Attached is a site plan for identification purposes only. Some of the social housing may need changes in design to comply with current WDQR requirements.

PLANNING PERMISSION

Planning Permission for this site was granted in February 2007 in outline, subject to various conditions and a Section 106 agreement for 20% as affordable housing. Subsequently, in 2011, there was a further consent granted on approval for a plan showing 53 houses with 12 affordable. In early June 2017 part of the access road was constructed to 'commence' the development, this has been approved. Prospective purchasers should make any planning enquiries to the local planning authority - Brecon Beacons National Park, Cambrian Way, Brecon, Powys. Tel: . Information is also available from Barrie Davies of Asbri Planning. The planning application reference for the site is 22/21354.

AGENTS COMMENTS

An exciting development opportunity in a village that has had little recent development where there is likely to be a strong demand. We understand that as the development has commenced there are no phosphate issues.
