Stables & Land at Cobblers Corner

FOR SALE BY INFORMAL TENDER

The Stables & Land

* This equestrian smallholding provides an excellent yard for private users. An entry level set up with plenty of opportunity and established facilities, all with good road access and in a very accessible location, just West of Worcester. * The yard comes with a wooden stable block, with railed concrete apron in front of the three boxes and hay store. There is a hardcore entrance drive and yard surrounding the stable block, which is discreetly positioned out of sight, behind a mature hedge. There is a tarmac entrance apron immediately off the public road, which is panel fenced and a secure, locked metal gate for peace of mind.

The Stables & Land (continued)

* The stables face the arena base, 25 m x 40 m, which is positioned in the corner of the land. This arena has full planning consent but will require a new surface if it is to be ridden, latterly it has been used as an all-weather turn-out pen, and the original surface has degraded. The stables are wired for lighting, historically powered by an independent generator (not included). * The pasture is ring fenced in a rectangular block with mature, wooded boundaries on two sides, a road at the entrance and another private yard to the West side. The land is level and all visible from the stables and comprises mature pasture, immediately usable. There is a mains water supply to the land.
