Description

For sale by Public Auction; 120.79 acres (48.88 hectares) of gently undulating and sloping pasture land with mature trees dotted throughout and areas of steeper woodland with overgrowth, set to the east of the village of Lamyatt.

Lot A – 120.79 Acres - Lot A comprises three main parcels of gently undulating and sloping pasture land with mature trees dotted throughout, and an area of steeper ground with trees and overgrowth set in the northeastern corner. Encompassing the southeastern boundary is a belt of mixed woodland, as well as two plantations of mixed woodland set in the middle of the land. In total, the land extends to approximately 120.79 acres (48.88 hectares) and is classified as predominantly Grade 3 on the Agricultural Land Classification Maps. The soil is recorded as a mixture of shallow lime-rich soils over chalk or limestone, freely draining slightly acid loamy soils and seasonally wet slightly acid but base-rich loamy and clayey soils.

The land benefits from a good hardcore track along the northern boundary, running up to the northeastern boundary. Access to Lot A is from Portway Hill to the south, or the hardcore track leading from Portway Hill to the north. The land has stunning views of the wider undulating landscape.

The land is currently utilised by a well-established, reputable sporting shoot under licence until 18 February 2027. The land boasts strong sporting opportunities, as well as wildlife and ecological potential.
