Location
Situated just outside Wedmore is one of Somerset's most sought-after villages in the rural hamlet of Latcham. Wedmore offers an excellent range of independent shops, pubs, restaurants and everyday amenities. The Cathedral City of Wells is approximately 8 miles away, whilst the surrounding countryside provides superb opportunities for walking, riding and other outdoor pursuits.
Accommodation
The accommodation is spacious and highly versatile, extending to over 2,800 sq. ft. and having been thoughtfully extended over the years.
The front door is situated at the rear of the property leading you through into a smart and welcoming entrance hall.
At the heart of the house is the impressive full-depth kitchen/dining room, with a triple aspect, a central island, Rayburn cooker, built-in oven, induction hob and dishwasher, together with a useful walk-in pantry. French doors open directly onto the rear gravelled courtyard as well as the terrace and gardens at the front, making this a particularly sociable space for both everyday family life and entertaining.
From the kitchen steps lead to the large sitting room with two sets of French doors overlooking the gardens and paddock, wooden flooring and a feature fireplace housing a wood-burning stove.
The other side of the hallway lies the oldest part of the house, with cob walls, a cosy and inviting snug or useful study which in turn leads to the practical laundry room with access to the rear terrace.
Stairs rise from the hallway to the first floor. There are five bedrooms and two bathrooms. The principal bedroom is particularly impressive, enjoying wonderful rural views together with a walk-in wardrobe and newly fitted en-suite bathroom. The remaining four bedrooms provide excellent family or guest accommodation and a family bathroom. There is also a useful airing cupboard.
Outside
The property is approached over a generous private driveway providing parking for numerous vehicles and access to the integral garage, stables and outbuildings. The grounds extend to approximately 1.4 acres, including a level paddock of around one acre. The gardens lie principally to the rear and are laid to lawn and terrace, with mature shrubs, trees and colourful planting.
Lovely terraced areas allow easy access from the house to the garden and a recently added garden room and decked area provides a fabulous indoor/outdoor dining area and a place to sit and enjoy the fabulous open views.
There are gravelled areas with washing line and garden shed for the more practical areas of life.
The stabling and paddock will have obvious appeal to equestrian buyers, whilst the outbuildings provide useful additional space for storage, hobbies or workshop use. There is also potential, subject to the necessary consents, to create ancillary accommodation, making this an unusually versatile property for those seeking multi-generational living or additional income potential. There is some outline planning permission granted on these outbuildings (please enquire with the office for more information)

P.S.
A few extra comments.
Mortgages – we can help.
Bridging loans – We can help.
Moving house is complicated and stressful when a sale and purchase needs to be tied together in terms of finance and timing.
Sometimes we can negotiate an agreement to suit both sellers and buyers.
Sometimes a bridging loan can solve problems and remove stress.
