Guide price: £10,000+
Tenure: Freehold | Possession: Vacant possession on completion | Size: Approximately 435 sq m (4,680 sq ft / 0.11 acres)
Palace Auctions is instructed to offer Plot 1, a freehold parcel of land north-east of 41 Waveney Drive, in the established residential area of Springfield, Chelmsford CM1 7PX, about 1.5 miles from the city centre. what3words: ///rises.bound.bucked
The land is an open, kerbed island of ground with young trees at the western end of the verge between the main carriageway of Waveney Drive and its service road, at the junction with Arun Close and Windrush Drive. It lies opposite the Birk Beck flats, with a bus shelter and stop alongside. It extends to approximately 435 sq m (4,680 sq ft / 0.11 acres), subject to measured survey, has no buildings, and no mains services are known to be connected.
HIGHWAY STATUS – IMPORTANT
The land may form part of the adopted highway or highway verge, in whole or in part. Highway land cannot be enclosed, fenced, built on or obstructed, whoever owns the freehold. Before bidding, buyers should check the extent of the adopted highway with Essex County Council, the highway authority, and review the legal pack.
THE LAND
The boundaries are shown edged red on the plan in the legal pack, and buyers should check the extent themselves. Images and plans are for identification only. Buyers should also check whether any of the trees are protected, and whether drains or utility apparatus run beneath the verge. The title number, and any restrictive covenants or overage provisions, will be confirmed in the legal pack.
ACCESS
Buyers must satisfy themselves as to access. Any new vehicular access is likely to need highways consent, given the junction, the bus stop and the double yellow lines.
PLANNING
There is no planning permission for any use or development, and the seller gives no assurance that consent would be granted. Other consents, including highways consent, may also be required. The local planning authority is Chelmsford City Council and the highway authority is Essex County Council.
LOCATION
There is a bus stop alongside the land, shops and a café on Meon Close, Humber Road Surgery nearby, and Perryfields Infant and Junior Schools and The Boswells School in the area. Chelmsford station is about 1.5 miles away, with Greater Anglia services to London Liverpool Street from around 30 minutes. The A12 and A130 give access to London, the M25, Colchester and Southend.
AUCTION INFORMATION
The lot is sold under an unconditional auction contract. Contracts exchange on the fall of the hammer, when the buyer pays a 10% deposit. Completion takes place 28 days after the auction. The legal pack is available from Palace Auctions and should be reviewed with a solicitor before bidding.
BUYER'S COSTS
Buyer's premium: 2% of the purchase price, minimum £2,000 + VAT (£2,400 inc. VAT)
Contract documents charge: £850 + VAT (£1,020 inc. VAT)
Total at the guide price: £3,420 inc. VAT
These charges are payable on the fall of the hammer together with the deposit. The minimum premium applies to prices up to £100,000. Buyers also pay their own legal fees, searches, Stamp Duty Land Tax and Land Registry fees. Any VAT on the purchase price will be confirmed in the legal pack.
VIEWING
The land is open and can be viewed from Waveney Drive during daylight hours. Viewers go at their own risk, and neither Palace Auctions nor the seller accepts liability for injury or loss. Please do not park on the double yellow lines or at the bus stop.
GUIDE AND RESERVE PRICES
The guide price indicates the seller's minimum expectation at auction. The reserve is the confidential minimum price the seller will accept. It is not fixed when the guide is published, but is normally within 10% of a single-figure guide and will not exceed it by more than 10%. The guide price excludes buyer's costs, VAT on the sale price, SDLT and other taxes. Guide prices may change up to the day of the auction, and lots may be sold or withdrawn before the auction.
