Palace Auctions is instructed to offer Parcel 4, a freehold parcel of land directly opposite No. 40 Lawn Lane, in the established residential area of Springfield, Chelmsford CM1 7PP, about a mile from the city centre. Parcel 4 is a separate lot from Plot 4, Lawn Lane (Lot 3), which lies further along the road opposite Nos. 63–69.

The land is a long grassed strip with mature trees, lying between the Lawn Lane carriageway and the service road in front of Nos. 40 to 48, close to the junction with Paignton Avenue. It extends to approximately 334 sq m (3,600 sq ft / 0.08 acres), subject to measured survey, has no buildings, and no mains services are known to be connected.

HIGHWAY STATUS – IMPORTANT

Chelmsford station is about 1.2 miles away, with Greater Anglia services to London Liverpool Street from around 30 minutes. The A12 and A130 give access to London, the M25, Colchester and Southend.

AUCTION INFORMATION
