The plot extends to approximately 502 sq m (5,404 sq ft / 0.12 acres), subject to measured survey. It is open grassland with no buildings, and no mains services are known to be connected. It is sold with vacant possession and produces no income.

THE LAND
The field has been divided into 16 plots either side of a proposed central access road, as shown on the layout plan. The boundaries are shown on the plan in the legal pack and may not be marked on the ground. Images and plans are for identification only. ACCESS
The site is reached from Fieldside. PLANNING AND FLOOD RISK

LOCATION
Coates is a village in the Fenland district of Cambridgeshire, about 2.4 miles east of Whittlesey, which has shops, GP surgeries, pharmacies and Sir Harry Smith Community College. Coates Primary School is about 0.3 miles away. March is about 6.7 miles away and Peterborough city centre about 8 miles, with fast trains from Peterborough to London King's Cross in around 50 minutes. Whittlesea station has services towards Peterborough and Ely, and the A605 links Coates with Whittlesey, Peterborough and the A1(M).

AUCTION INFORMATION
The lot is sold under an unconditional auction contract. Contracts exchange on the fall of the hammer, when the buyer pays a 10% deposit. Completion takes place 28 days after the auction. The legal pack is available from Palace Auctions and should be reviewed with a solicitor before bidding.
