Description
The site extends to approximately 1.48 acres (0.6 hectares) and is located between
the Rochester and Chatham high streets, directly opposite the entrance to
Rochester Riverside, a significant regeneration project delivering investment in new
homes, public realm improvements and commercial opportunities along the River
Medway.
Redevelopment requires demolition of all of the existing buildings in the
development site (red line). Nos. 340 and 346, which are to be retained, fall outside
of land to be sold, but could be made available via separate negotiation. No. 340,
currently home to Pizza Hut, is a former pub designed by local architect George
Bond. No. 346 is a well-established Thai Market on the ground floor, with 3
residential flats above, each owned on a separate leasehold basis.
Rochester railway station provides direct High Speed services to London St Pancras
in approximately 37 minutes, alongside regular services to London Victoria. The site
is further supported by strong road links via the A2 and M2, offering swift access to
the M25 and the wider South East.
An application was submitted in February 2025 for 26 houses and 2 flats, including
the provision of vehicular, cycle and pedestrian access, sustainable drainage and
landscaping. The site has a resolution to grant planning, subject to agreeing the
Section 106
The application (ref MC/25/0241) is for full planning permission for the
redevelopment of 320–346 High Street, Rochester, a brownfield site in the town
centre Conservation Area. It allows demolition of the existing buildings, retaining
only nos. 340 and 346, and the erection of 28 new dwellings (a mix of 2- to 5-
bedroom), with the houses arranged as terraces of 2.5 to 3 storeys that reflect the
local historic character.
The site lies within the Star Hill to Sun Pier Conservation Area and the Chatham
Intra High Street Heritage Action Zone, and the submitted scheme has been
carefully designed to respond to this historic context. The site neighbours the
railway line to the south, which has been considered in the redevelopment (the
application includes a noise/vibration survey, available in the data room).
The planning application included a viability appraisal which resulted in no
affordable housing being required and S106 contributions limited to SAMMS and
monitoring fees totalling £10,232.
