Description
A building plot extending to approximately 0.58 acres with planning permission for a large four bedroom property, subject to an 'agricultural occupancy clause'. The site is located in the charming semi rural village of Broxton, only a short drive from Chester.
We are delighted to be marketing a wonderful building plot with planning permission for a substantial detached two storey four/five bedroom property extending to approximately 2368 square feet (220 square metres).
The planning is subject to an 'agricultural occupancy clause' which was granted by Cheshire West and Chester Council on the 19th November 2015, planning application number 15/03813/S73. The clause states that 'The occupation of the dwelling hereby approved shall be limited to a person solely or mainly working, or last working, in the locality in agriculture or in forestry, or a widow or widower of such a person, and to any resident dependants'.
Confirmation of a lawful commencement of works was approved by Cheshire West on the 21st April 2020 (application number 20/00318/LDC).
The works were carried out in two phases. Phase one constituted groundworks and the installation of the drainage system and Phase two involved the digging out of the foundations and laying of the concrete slab (please do not hesitate to contact us should you require further details).
The property was designed purposefully to be 'upside down' to make the most of the stunning far reaching rural Cheshire views on offer. A key feature is the superb, triple aspect open plan kitchen/living/dining room. The property occupies a large plot with private driveway which would offer parking for a number of vehicles.
The property is located on a quiet country lane in the charming village of Broxton. Broxton and its immediate surroundings are defined by the stunning Cheshire Sandstone Ridge, offering a mix of historic landmarks, dramatic walking trails, and classic country pubs. The historic city of Chester is approximately 11 miles away and there is easy access to the M56 and wider road networks.
