Fees
The winning buyer must pay £4,000 plus VAT automatically at the end of the auction, in addition to the purchase price, of which £2,000 plus VAT is paid to the auction host, and £2,000 plus VAT is paid to Weldon Beesly.
A deposit, calculated at 10% of the purchase price, is due before 12 PM the next working day.

Description
The land offered for sale is wholly registered as common land. The land will be offered for
sale as a whole and is available for sale by public auction. It extends to 2.23 acres (0.902
hectares) in total.

The Luton Road frontages total 0.10 acres (0.040 hectares). This land comprises narrow
strips of frontage along Luton Road (A1081), serving around 13 residential properties.

The frontages along the southern side of The Common lie to the west of Derwent Road. The
first parcel measures 1.06 acres (0.43 hectares) and the second is smaller area of 0.05 acres (0.02 ha). Both areas are a combination of grass and trees, and benefit from some screening from the roadside.
