Description
- We are delighted to be able to offer an exciting Development opportunity at Pawlett, nr Bridgwater with outline planning consent on an appeal application for up to 41 dwellings and a convenience store with all other matters reserved except access. The site is currently being used as agricultural land.
On the 8th August 2024 a decision by the Secretary of State Inspector voted to grant outline planning consent subject to completion of a S106 agreement for “Residential development (use class C3) for up to 41 homes, (including up to 40% provision on site of affordable housing), Drainage mitigation, Construction environmental Management Plan (CEMP) tree planting, habitat creation and ecology buffers and mitigation; site training and associated infrastructure. All matters reserved except for access”.
The site is well located within the context of Bridgwater and also the new Gravity Site at Puriton.
Proposed housing mix (Indicative) - 40% affordable. As this site is proposing 41 new homes, the on-site affordable housing requirement will be for 17 affordable homes – a tenure split of 60% affordable rented homes (10) and 40% shared ownership homes (7) would be required.
Technical Planning information - A technical pack including planning documents and ground reports is available from the agents. Further details regarding the outline planning consent can be found via the Somerset Council online Planning Portal (formerly Sedgmoor North) reference 41/21/00012, appeal reference APP/V3310/W/22/3303992. Interested parties must satisfy their own planning investigations.

• All new dwellings
• All other development exceeding 100 SQ M in size
Development Uses Levy (per Sq M)

The CIL regulations (as amended) provide for full relief from the CIL charge for any part of a development which is social housing (subject to the approval of a CIL Exemption Claim in line with the qualifying criteria contained in Reg 19).
