Holly Cottage is a traditional three-bedroom property offering single-storey accommodation with a useful, spacious outbuilding and approximately 8 acres of good grazing land. The property is well-maintained throughout. It is fully double glazed with oil-fired central heating and an open fire but would benefit from some modernisation. The land is home to a family of roe deer, red kites and visiting swallows.
The cottage is entered through a uPVC door into a porch, with windows to the side and rear. A part- glazed wooden door opens into the hallway, which provides access to the principal rooms. There is a built-in storage cupboard in the hall. Access to the attic space is also from the hall.
Opposite the entrance is the kitchen, fitted with a range of base units with complementary worksurfaces, There is a Beko cooker and Electrolux fridge. An airing cupboard houses the hot water tank. A picture window overlooks the garden. The adjoining utility room houses a Beko washing machine, Creda condenser dryer and the central heating boiler. A window provides natural light, and a door opens to the rear.
The sitting room is a bright, well-proportioned room with triple aspect windows. There is an open fire on a tiled hearth with hand-crafted stone surround and wooden mantle forming the central feature. A supply of fuel is included.
The bathroom is fitted with a bath with shower over, WC and wash hand basin.
There are three bedrooms within the original part of the cottage. The largest is a spacious double room overlooking the rear, with a built-in cupboard providing hanging space. The next is currently arranged as a single room but may accommodate a small double or be used as a study or dressing room if required. It has a window to the west. The third bedroom is a bright and spacious double room with east-facing window.
Outbuildings
The former byre has been extended and fitted with a replacement roof and robust sliding door. It retains several original features, including animal troughs and former stabling areas, and provides useful storage space. Access leads from the outbuilding to the field beyond the cottage.
Land
The land is divided into two field parcels, one of good quality grassland which extends to approximately 3.26 hectares (8 acres) and is suitable for grazing or forage conservation. It is fully stock fenced and has been cut for silage. The other parcel comprises an area of woodland and scrub leading to a burn, which forms the western boundary of the property.
Holly Cottage is situated in an elevated position above the nearby villages of Muir of Ord and Beauly, and hence in close proximity to a wide range of amenities including supermarkets, a number of stylish shops, doctors’ surgeries, hairdressers, garages, popular cafes, hotels, post office and Primary Schools. Secondary schooling is provided in Dingwall, some 6 miles to the north. Regular train and bus services run to the city of Inverness, which is approximately 15 miles away.
