Planning Permission

The Planning Inspectorate allowed the appeal in a decision dated 4 June 2025 (APP/W2845/W/23/3318366), granting outline planning permission for up to 45 dwellings. The scheme shall include 40% affordable housing (7 one bed homes, 5 two bed homes and 6 three bed homes), infrastructure and open space, in accordance with outline application Ref: DA/2020/0479, subject to various conditions. The outline application considered the access, but matters of appearance, landscaping, layout and scale to be reserved for consideration later. During the application process, the proposed development was reduced in scale to meet the specific needs of the Flore Parish Housing Need Report dated March 2021. Cora Homes (formerly Barwood Homes Limited) have acted throughout the planning process on behalf of the landowners as the Promoter. Cora Homes are not prospective purchasers.

Post Planning Work

The Vendors have instructed contractors to carry out a Phase 2 Ground Investigation Report to inform the construction requirements for the site. This report will also assess the nature and extent of any contamination required to satisfy Condition 9 of the planning approval. Contractors are also instructed to agree the Written Scheme of Investigation in accordance with Condition 17 of the planning approval, for the necessary programme of archaeological work. The results of these reports will be available within the Data Room at a later date, once issued. Please note that the Vendors will not be making any application to discharge these conditions.
