The development site extends to 0.49 ha (1.21 acres) . The land consists of scrubland, located to the northwest of Oxenhope. Gently sloping north to south, the site is bound by existing residential dwellings to its east and south, residential gardens to its north, and open fields to the west providing an attractive open aspect over surrounding countryside. Access is from Crossfield Lane at its southeastern corner.

The development site forms part of a wider land holding offered for sale, including the land edged blue on the ‘Sale Plan’. In total the overall site extends to 0.69ha (1.7 acres).

Oxenhope is an attractive village situated approximately 12km west of Bradford and 7km south west of Keighley.

TOWN PLANNING
Permission in Principle (PiP) for 9 units was granted in October 2025 (TP ref: 25/01814/PiP). The PiP included a Unilateral Undertaking requiring the development to pay £3,383.19 as a contribution towards non-infrastructure measures to mitigate the impacts of the Development on the South Pennine Moors Special Protection Area. This has been paid by the landowner ahead of the Committee as required by BMDC.

Whilst situated in the Green Belt, the entire land holding is identified as a Preferred Allocation for residential development in the emerging Bradford Local Plan (Local Plan ref: OX1/H – with an indicative capacity for 20 units). Our clients undertook a pre-app with Bradford MDC planners in June 2024 for a scheme of 17 units on the wider land forming the Preferred Allocation. Following the pre-app response, a Full planning application for an amended scheme of 17 dwellings was prepared but ultimately not submitted. Our clients undertook all this work prior to submitting the PiP in April 2025.
