The rest of the property currently has vacant possession save for some low key lettings of agricultural buildings for storage and we understand that these are either under licence or Landlord & Tenant Act ’54 contracted out Agreements which can be ended.

At present, the site comprises an extensive range of redundant agricultural buildings and two existing dwellings, being Perrysfield Farmhouse, which is a Listed building, and Constable Cottage. The consent also includes the conversion of a tradition timber framed Period barn referred to as Horse Engine Barn.

Planning consent was granted on Appeal on 09 May 2025. The Appeal Reference is APP/M3645/W/24/3352066.

The Tandridge District Council’s (TDC) Planning Application Reference is TA/2023/1249 and in addition the Listed Building Consent for the conversion of the barn, known as Horse Engine Barn, to a 4 bedroom dwelling with demolition of adjacent corner barn, is Reference TA/2024/1292.

The planning consent is subject to a unilateral undertaking dated 22 April 2025, the parties to which are Knightwood Trust Farms Ltd and the AMC. Being a unilateral undertaking (UU), TDC are not a party to the Agreement but it is governed by Section 106 of the Town & Country Planning Act. In particular it mandates the terms for the affordable housing and older person independent living units and the conversion of the Horse Engine Barn.

There is a requirement for 10 affordable homes and 10 homes for active older persons. Although the unilateral undertaking makes provision for offsite contributions for affordable housing, the consent granted envisages that these will be provided on site.
