36.47 acres (14.76 hectares stms) of amenity land in the heart of rural Cambridgeshire

A rare opportunity to acquire 36.47 acres (14.76 hectares stms) of amenity land. It comprises three fields separated by two drains and is fallow. We are informed it was last cropped with sugar beet over ten years ago.

The land is classified as 3 on the Land Classification Soil Series of England and Wales. It is not included in any Agri-Environment Schemes and does not benefit from irrigation nor an abstraction licence. The land falls within a designated Nitrate Vulnerable Zone. Access to the land is via a restricted byway off Old Fen Bauk Byway.

On instruction of executors.

Location, situation and directions The land is located in close proximity to the village of Wentworth, which is in the eastern part of Cambridge. The cathedral city of Ely is approximately 4.7 miles to the east and Cambridge around 16.8 miles to the south, both of which offer multiple amenities. Travelling along the A10 towards Ely, at the BP Garage Roundabout take the third exit onto Witchford Road / A142. Continue on this road for 0.7 miles, then take the third exit at the roundabout which takes you to the A142. For 2.4 miles continue on the A142 until you see the Wentworth Village sign. Turn right onto Long Causeway Road for 0.4 miles, at the bridge with brick walls the access track is on the right hand side.
