Description

An appealing smallholding set on the highly desirable outskirts of Frome, offering a rare opportunity to acquire a characterful period farmhouse with extensive buildings and land, ideal for those seeking a lifestyle property or development project.

Situation

Brick Chimney Farm enjoys a peaceful yet accessible setting on the edge of Frome, a vibrant market town renowned for its independent shops, cafés and cultural appeal. The property benefits from a rural feel whilst remaining within easy reach of local amenities and communications.

The Farmhouse

The principal dwelling is a handsome period four-bedroom farmhouse that now requires comprehensive renovation, presenting an exciting opportunity to create a superb family home to individual specification.

The accommodation is arranged over two floors and currently comprises an entrance hall with stairs rising to the first floor, two reception rooms, kitchen, utility room, shower room and rear porch.

Upstairs there are four well-proportioned double bedrooms. The property offers enormous scope for enhancement and reconfiguration, subject to any necessary consents.

Secondary Accommodation

Adjacent to the farmhouse is a charming period stone barn that has been converted to provide additional accommodation. This includes a kitchen/dining room, bathroom, three bedrooms and a first-floor sitting room set within the eaves.

This versatile space is ideal for multi-generational living, guest accommodation or potential income generation. Outbuildings & Equestrian Facilities

The property benefits from an excellent range of traditional and modern outbuildings arranged around a courtyard setting. These include a garage/workshop, a stable barn and a separate row of timber stables, offering clear potential for equestrian or smallholding use.

Land

The land extends in total to just over 10 acres, comprising predominantly level permanent pasture.

The main block is divided into three enclosures surrounding the house and buildings, providing a practical layout for grazing.

In addition, a separate paddock of approximately 2.6 acres lies across Vinney Lane, with independent access from the B3092, enhancing both accessibility and versatility.

Property Condition

The property has been unoccupied for some time and is in a very poor and dilapidated condition. There are substantial accumulations of waste and debris throughout the buildings, yards, and gardens. The dwellings have previously been subject to unauthorised access and associated damage. A quantity of the former occupiers’ belongings remains on site.

Whilst the properties have been secured, access remains restricted in places. The electricity to the property has been turned off and internal lighting is minimal to non-existent.
