Description

Green Acres is well located and set back from the road in a very convenient location for commuters both at the M11 and mainline train stations. The oldest part of the house dates back to the 17th century and is a traditional building of timber framed with plastered and weather boarded elevations and set under a tiled roof. There have been further extensions, the most recent is at the back of the house where there is an excellent kitchen/breakfast room with views and doors out to the garden.

The kitchen has a good range of integrated appliances, granite worksurfaces, a central island unit and two sinks. There is a wide walkway with quality oak fronted cupboards mainly to one wall which provide additional storage and cloakroom.

At the front of the property is the drawing which we believe was originally two rooms and at one end is a large wood burner, it’s a room of character with open timbers and an attractive period eyebrow window. Off the sitting room is a study and at the other end a gym, which could provide a further sitting room. There are two hallways, one has a cloakroom and the other leads to a useful utility room.

On the first floor, there are three double bedrooms and two singles, a wet/shower room, and a four-piece bathroom. A fifth bedroom is currently being used as a dressing room.

Adjoining the house through a glazed link is the barn, a period building with impressive timbers and in parts a vaulted ceiling with two stained glass panels. There is a sitting/dining room and a well fitted kitchen. The barn has two staircases, one at either end, to a further two bedrooms, both en-suite.

Outside, there is an extensive terrace, a vegetable area and a listed period pump. The grounds are relatively easily maintained and laid to lawn with shrubs and an orchard. There is a folly, a hard tennis court and also a small stable block.

The grounds extend in all to approx. 3.2 acres of which there is about a 1/3 of an acre to the front which is well established and provides screening with trees and shrubs.

Sheering is a West Essex village, has a local shop, primary school and two inns, and is conveniently located for the larger village of Hatfield Heath (approx 1 miles) which provides further everyday shopping facilities, and Sawbridgeworth (approx 2 miles) which has a mainline railway station running a regular service to London (Liverpool Street). The larger centres of Bishop’s Stortford (6 miles) and Harlow (4 miles) both provide a more comprehensive range of social, recreational and educational facilities, main line railway stations, and access to the M11 motorway at junctions 8 and 7A and 7 respectively.
