Description

This handsome Edwardian country house was originally built in 1903 and has now been in the same family ownership for the past 66 years. The house is not listed, but is located in a designated area of outstanding natural beauty on the edge of the charming village of Wanborough. It offers over 3300 sq ft of accommodation over two floors, featuring many attractive period features and original details such as high ceilings, tall sash windows, open fire places, and lovely exposed wooden floorboards.
There are 3 principal reception rooms accessed from the elegant central hall and there is a well-proportioned kitchen/breakfast room with adjoining boot room and larder, which could be combined with the kitchen to create an even larger family kitchen space.
Upstairs, the landing leads to 5 double bedrooms, 2 of which have their own wash basins, providing the possibility of adding ensuite bath or shower rooms. There is also a family bathroom, another shower room and a separate wc.
Accessed via a small courtyard outside the backdoor entrance, there is a self-contained annexe. This is useful space for guests or extended family and has 1 double bedroom, a semi open-plan kitchen and sitting room, a utility room and a shower room.

Outside

At the front of the house a gravel driveway provides plenty of parking space and access to the detached double carport, which has storage at the rear, together with a further garden storage shed behind the carport.
The garden extends to both the front and the rear with sunny south ans west-facing split level lawns bordered by a low stone retaining wall and established hedgerows and mature trees. To the side, there's a further area of lawn with a path to a gate to a large grass meadow.
The remaining garden lies to the east with a southerly aspect and is beautifully landscaped with steps and pathways down to the lower formal garden. The lawn is bordered by well-stocked flower and shrub borders. Mature fruit trees including apple and pear provide some shade in this private and tranquil area. In all, including the meadow, there are about 5 acres.

Situation

The hamlet of Wanborough, just to the south of the main village has a long and historic past. It grew up around The Manor built in 1670, which was owned by H H Asquith, and was where he lived from 1900 until he became Prime Minister in 1908. The hamlet formed the nucleus of the estate and is known for it's rare Great Barn, built in 1388 by the monks of Waverley Abbey. A small Saxon flint built chapel dating back to 1060 lies alongside Manor Place.
In 1941, The Manor was taken over by the SOE to train agents prior to their deployment to France. During that time Manor Place housed a Norwegian operative.
Within the main village there is a rail station, which connects to Guildford mainline with regular services to London Waterloo (taking from about 35 minutes from Guildford) on the fast London to Portsmouth line.
Guildford is within about 3 miles and offers very comprehensive shopping and leisure facilities centred around its bustling and historic cobbled High Street. G Live, The Yvonne Arnaud Theatre and the first class Surrey Sports Park are just a few of the local amenities and there is an excellent choice of top-rated schools including Tormead School, The High School, The Royal Grammar School, St Catherines in Bramley, and Charterhouse and Priorsfield in Godalming.
The surrounding countryside of The Surrey Hills is well know for its scenic beauty with many miles of footpaths and bridleways giving access through this outstanding and protected landscape.
