An underground gas pipeline runs parallel to the common boundary between the two parcels and is subject to an easement which constrains construction and other ground disturbances within a 40-foot wide strip which affects both parcels.
The vendor reserves the right to continue to access and use the land for grazing for a maximum of two calendar months from the date of completion to facilitate removal of livestock.
Parcel 1: 6.75 acres of permanent pasture in a single enclosure with gated access at the corner of the B5010 (Ball Lane) and Ambaston Lane in Elvaston. This parcel has an oversailing 11kv electricity line. Title number DY160063 - £115,000 OIRO.
Parcel 2: 3 acres of permanent pasture and 0.5 acres of woodland accessible via Parcel 1. Formerly there was gated access off Ambaston Lane which may be reinstated without seeking planning consent. Title number DY166419 - £85,000 OIRO.
