Description
ABOUT THE PROPERTY
A rare opportunity to own a cottage with approximately 1 acre of garden and woodland overlooking the East Lyn River in Exmoor National Park. Offering scope to update and personalise, this property is sold with no onward chain. Virtual tour included.
Beautiful views of the river and the adjacent farmland may be seen from this double-fronted cottage in a wooded area. The property features a slate roof and colour-washed rendered elevations. The accommodation is over two storeys and includes a dining room, kitchen, sitting room with fireplace, and boot room. Two bedrooms, including the main bedroom with an en suite and an additional bathroom, are located on the first floor.
The majority of the surrounding area is woods, with the gardens located to the north, east, and west of the cottage. Direct access to the riverbank and footpath.
A footbridge that belongs to the property and a walkway with a legal right of way over the nearby field in front of the house provide access to the property.
A parking area for two or three cars is located next to the road, and it offers access to the walkway that goes to the property's footbridge.
THE AREA
The property is located in an idyllic position, elevated above the East Lyn River, adjoining National Trust Land, and with a south-facing aspect overlooking the river, farmland and towards Tipacott Wood.
The nearby picturesque village of Brendon and hamlet of Rockford are within a healthy walk and both have popular country pubs offering food.
Lynton is approximately 5 miles away and offers local amenities, including a good selection of restaurants, bars, cafés, gym, hairdressers, shops, small supermarkets, a library, a primary school, and places of worship, along with a regular bus service.
Lynton is twinned with the coastal village of Lynmouth, set on the banks of the River Lyn overlooking the sea and reached by a cliffside railway. The South West Coast Path passes directly through Lynton & Lynmouth and is England's longest waymarked long-distance footpath and a National Trail. It stretches for 630 miles (1,014 km), running from Minehead in Somerset, along the coasts of Devon and Cornwall, to Poole Harbour in Dorset. More extensive shopping facilities and amenities are available at the larger town of Ilfracombe (about half an hour) and the regional centre of Barnstaple (about 45 minutes). The world-renowned surfing beaches at Woolacombe, Putsborough, Saunton (also with Championship golf course) and Croyde are also about 45 minutes by car.
The North Devon link road (A361) is about a 40-minute drive and eventually joins the M5 motorway network at Junction 27, where Tiverton Parkway offers a fast service of trains to London Paddington in just over 2 hours. The nearest international airports are at Bristol and Exeter. There are excellent state and private schools within the area. The Valley of Rocks is within level walking distance (passing the extraordinary location of the cricket ground), offering access to many miles of coastal walks and stunning unspoilt countryside, which the surrounding Exmoor National Park has to offer. A trip to Dunkery Beacon, Exmoor's highest point has incredible views and a picnic at Landacre Bridge or visit to Withypool tea rooms would be well worth the journey.

DIRECTIONS
From our office in Lynton proceed down into Lynmouth and proceed up Countisbury Hill (A39), passing the Blue Ball Inn at the top of the hill. Stay on this road for approximately 1 more mile, and then take the right-hand turn, signposted Brendon. Proceed down the hill and into the village over the small bridge. Drive through the village for a further half a mile, passing the Staghunter Inn and village hall. Just passed the converted chapel on the left-hand side is the 5-bar gate, with a for sale board attached to it. Parking is inside the gated entrance to the right-hand side. A footpath will lead across the field to a footbridge, and the cottage can be found at the top of the steps across from the footpath.
