Location
It is difficult to believe that Pynes Farm is only 3½ miles from the centre of Exeter, as it lies in a completely rural setting surrounded by farm and woodland and enjoys views eastwards into East Devon. It lies just over Stoke Hill from Exeter so is insulated from the day-to-day activity in the city, but remains very accessible to it, especially the University and Exeter St Davids railway station.
Description
Pynes Farm was once a traditional small dairy farm on the Poltimore Estate that has subsequently been developed to provide a peaceful and convenient place to live supported by a portfolio of income producing assets.
The farmhouse is thought to have been rebuilt in the late 19th century in a traditional style using brick and local stone. It offers good quality accommodation with tall ceiling heights, mainly double-glazed windows and a semi-independent bedroom suite on the ground floor in addition to the 4 first floor bedrooms. It stands in garden lying to the rear where there is
a summer house and good views out.
The original stone and brick farm buildings lie in front of the house and were converted about 25 years ago under permission for holiday use but have for more than 10 years been let under Assured Shorthold Tenancy Agreements
for full time occupation. They are currently let to mainly long-standing tenants. Whilst each property does not have its own designated outdoor space there is a communal grass area and plenty of parking around the buildings.
In addition to the traditional buildings there are two more modern structures used to support the farming and equestrian activities on the holding. The larger barn is below the house and cottages and measures about 35’ x 75’ of timber frame construction. The second bar n measures about 45’ x 30’ and offers workshop space and stabling.
THE LAND
The land surrounds the farmstead and is all in organic pasture divided by woodland field margins. It has been grazed and mown under an informal arrangement with a local farmer, which could either be terminated or continue to suit a buyer’s plans. It has been in a Mid Tier Stewardship Scheme paying a small annual income.
On the land and situated away from the house with its own access there is an shepherd’s hut with associated hot tub and decking that has provided a further source of income from short term holiday rentals.
