{"primary_description": "A house with a story to tell.

The Old House stands within approximately 1.1 acres of mature grounds on Mucklow Hill, with views towards the Clent Hills.

The Grade II listed former farmhouse, recorded historically as Pottery Farm, has origins dated to the late 16th or early 17th century.

Its long past is part of everyday life here: framed contracts relating to a Lord Cobham sale hang in the hallway, and the well in the inner courtyard once supplied the house with water.

The home has since been extended and thoughtfully upgraded, balancing exposed beams and original fireplaces with the space and flexibility a modern household needs.

Arriving and living

Electric gates give way to a cobbled drive, with generous parking to the front and side of the house.

Step through the entrance into a central hall, where the framed historic papers offer a memorable introduction.

The hall leads into a collection of distinct reception rooms, so family life, entertaining and working from home can each find their own place.

The lounge is a generously proportioned main sitting room, measuring approximately 16 ft 3 in by 14 ft 9 in, with room to settle in and enjoy the character of the house.

A separate study, approximately 15 ft 3 in by 9 ft 5 in, provides a quieter setting for work, reading or hobbies.

Across the hall, the snug is a more intimate retreat at approximately 13 ft 11 in by 12 ft 10 in: an inviting space for a film, a book or simply a slower evening.

The dining room, approximately 15 ft 6 in by 14 ft 6 in, has the scale for a substantial table and occasions large and small.
It sits alongside the kitchen, helping meals and conversation flow easily between the two.

Period details bring warmth to these rooms, while the extended layout gives the ground floor a welcome sense of choice rather than asking one space to do everything.

Kitchen and practical spaces

The kitchen measures approximately 15 ft 8 in by 12 ft and forms an easy link between the dining room and the inner courtyard.

Just outside is a private, sunny place for morning coffee or supper outdoors, with the original well as its remarkable focal point.

A long adjoining utility room, approximately 19 ft by 5 ft 8 in, takes care of laundry and the practical side of day-to-day living.

A ground-floor WC completes the accommodation on this level.

Bedrooms and bathing

Upstairs, the three principal bedrooms are all generous doubles. Bedroom One measures approximately 16 ft 5 in by 14 ft, offering plenty of space for bedroom furniture alongside its fitted storage.

Bedroom Two is approximately 14 ft 6 in by 14 ft 4 in, while Bedroom Three is approximately 15 ft 10 in by 14 ft 5 in.

Fitted wardrobes in all three bedrooms help keep the rooms themselves beautifully clear.

A family bathroom and en-suite shower facilities serve the first floor.

Off Bedroom Three is a particularly spacious dressing room, approximately 15 ft 8 in by 11 ft 8 in. It could be adapted as a fourth bedroom if preferred, or enjoyed as a nursery, private sitting room or an exceptionally generous dressing space.

It is accessed through Bedroom Three, giving future owners the opportunity to plan how this part of the first floor would work best.

Below the main accommodation, the cellar brings one more surprise: a fully fitted sauna, creating a restful space to retreat to at the end of the day.

Gardens and outbuildings

The grounds are every bit as varied as the house.

Mature planting provides privacy and seasonal interest across approximately 1.1 acres, with a natural pond and an orchard of apple, pear and plum trees.

A greenhouse and raised beds offer space to grow produce, while the elevated setting opens up views towards the Clent Hills & Malvern Hills.

Closer to the house, the secluded courtyard feels like an outdoor room of its own, connecting directly with the kitchen and preserving the original well at the heart of the setting.

The detached garage adds valuable space beyond the house. Above it is an insulated, fitted office or studio with a kitchenette and shower room, well suited to focused work or creative pursuits.

Elsewhere, an insulated summerhouse with electricity provides another flexible garden retreat.

The gated driveway has ample parking, and an EV charging point, CCTV and an alarm system bring additional everyday convenience.
From this Halesowen position, local amenities and transport links make Birmingham and the wider West Midlands readily accessible.

Yet it is the combination of historic rooms, adaptable spaces and grounds with room to wander that makes The Old House so memorable.

After many years & special memories with its current owners, it is ready for its next chapter.
