The land's main frontage is to The Rise and also to Milford Road (A513). The surrounding area is mainly residential with Stafford railway station being approximately 3 miles to the north west. There are direct links into Birmingham New Street in around 30 minutes and junctions 13 and 14 of the M6 motorway are within easy access. The Town has a resident population of approximately 71,000 with major employers including Bostik Adhesives, MOD Stafford, Staffordshire Building Society and Staffordshire County Council.
The site extends to 0.57 acre (0.23 hectare) being located adjacent to the Berkswich Methodist Church.
There are no buildings on the land and it slopes down gradually from the rear to its main frontage onto The Rise.
Walton High School is located to the rear with a main access also via The Rise.
Under Planning Reference Number 23/38456/OUT, outline permission was granted on 14th January 2025 for the development of 5 dwellings. Copies of the relevant documents may be downloaded from Stafford Borough Council's planning portal: application has been lodged some time ago by local residents to have a public footpath registered across the land. To date the proposed public footpath has not been registered and accepted by Staffordshire County Council's Rights of Way Panel but it may need to be taken into account in any subsequent development.
