Description
A spacious and stylish barn conversion with double garage, situated on the village edge with great views over neighbouring farmland.
Situated on the rural fringes of this well-regarded and convenient village, Mooley Barn is a substantial single-storey barn conversion built of traditional red-brick construction underneath a clay pan-tiled roofline, and converted in 1993 from what were some agricultural buildings tied to Kingshall Farmhouse. The property extends to around 1,750sq ft and has been cleverly arranged, with good open-plan flow and a large level of natural light.
The accommodation comprises reception hall with good ceiling heights and exposed timbers and brickwork, opening to a semi-vaulted sitting room with a large brick-faced inglenook fireplace with wood-burning stove, which flows nicely through to a garden room with apex ceiling and views over the gardens and fields beyond.
The kitchen is also semi-vaulted, with exposed timbers and brickwork, and fitted with marble worksurface, double bowl ceramic sink, separate filtered drinking water tap, space and plumbing for washing machine, dishwasher and dryer, wine fridge, Pro-chef 5-burner gas hob with extractor over and stainless-steel splashback, built-in Fisher and Paykel double oven, partially vaulted, exposed brickwork through to conservatory/dining room enjoying views of the gardens, with fitted blinds. Furthermore, there is a study off the entrance hall with semi-apex roof.
To the north-west is a well-designed bedroom wing which has exposed brickwork and timbers, three Velux rooflights and leads to the master bedroom, which is a splendid room with vaulted ceiling, exposed timbers and brickwork, and en suite bathroom. The two further double bedrooms are served by the family shower room. All bedrooms enjoy views to the north-east courtyard.
Of note, bedroom 2 has a wrought-iron spiral staircase which leads up to a mezzanine floor – a perfect ‘den’ or kids’ snug.
Outside
The property is approached from Kingshall Street onto a shared block-weave drive giving access to a pair of parking spaces in front of a double garage with power and light connected along with 7.8kw EV charger. There are further visitor parking spaces immediately on the trance to the barn complex on the right-hand side. The field-style gate leads to an enclosed courtyard with hard landscaping and log store.
Mooley Barn’s gardens are largely orientated to the south-east, have been beautifully kept, and are largely lawned, with a variety of fruit trees and flowerbeds, as well as summerhouse, greenhouse and garden store, all of which enjoy views over adjoining farmland.

Location
Rougham is a somewhat scattered and largely rural village, enjoying many country footpaths through acres of farmland. The village also has many good local amenities, with a shop/Post Office, a primary school neighbouring the church, as well as a public house. To the far north side, are Ravenwood Hall Country Hotel and Blackthorpe Barn.
The village is very convenient for the A14 dual carriageway, about 2 miles east of Bury St. Edmunds. The larger regional centres of Ipswich and Cambridge can both be reached within about half an hour and London via the A14/A11/M11 takes approximately one-and-a-half hours. The British Rail Station at Stowmarket can easily be reached within about 15 minutes and there are regular services to Liverpool Street (approximately 80 minutes).
Bury St Edmunds is a unique and dazzling historic gem with a richly fascinating heritage - the striking combination of medieval architecture, elegant Georgian squares and glorious Cathedral and Abbey Gardens provide a distinctive visual charm.
