The three enclosures of arable land are offered for sale in separate lots with the benefit of freehold tenure and with vacant possession being available upon completion.
All three lots are located to the south west of the A17, Lot 1 adjoins it and has access from it (via the layby) and also a second access slightly further north direct onto the A17. Lot No. 2 is situated on the west side of Lutton Garnsgate and Lot 3 at the junction of Lutton Garnsgate and Burlies Gate.
The location of all three lots is shown on the attached location plan (for identification purposes only).
LAND AND SOIL CLASSIFICATION
The land is all Grade 1 according to the Land Classification Map of England and Wales. The soils are of the Wallasea 2 Series being suitable for winter cereals, sugar beet, potatoes and field vegetables.
FIXED EQUIPMENT
All lots are bare land - there is no fixed equipment.
SERVICES
As far as we are aware, no services are connected to any of the lots. Those who may require a service connection of any type, should make their own specific enquiries with the relevant utility/service providers as to availability, cost and practicality of connection.
RIGHTS OF WAY, WAYLEAVES AND EASEMENTS
The land is offered for sale subject to, and with the benefit, of all existing rights including rights of way whether public or private, light, support, drainage, water and electricity and other rights, easements, quasi-easements and all
wayleaves whether referred to specifically in these Particulars or not.
TENANTRIGHT AND DILAPIDATIONS
There will be no claim made by the outgoing tenant for Tenantright/unexhausted manurial values. There will be no counter-claim allowed for dilapidations upon entry (if any).
DRAINAGE RATES
The land is subject to payment of the annual Drainage Rates to the South Holland Internal Drainage Board. The annual payments for the current year 2025/26 are:-
Lot 1: £110.06
Lot 2: £263.74
Lot 3: £187.70
These will be apportioned at the date of completion for the purchaser/s to pay for the period from that date to the 31st March 2026.
DRAINAGE
We are not aware that any of the land has been under-drained in recent times.
TENURE
The land is available for sale with the benefit of freehold tenure.
POSSESSION
Vacant possession will be available upon completion after the existing crops of sunflowers and cabbages have been cleared. It is anticipated that the sunflowers should be cropped by September and the cabbage cut by mid November.
DELINKED PAYMENTS
The Vendors will receive the benefit of the Delinked Payments for the 2024/2027 relevant years. There will be no payments available for the purchaser(s).
CONTRACTS AND QUOTAS
There are no contracts nor quotas available with the sale of the land.
SPORTING AND MINERAL RIGHTS
The Sporting and Mineral Rights are included in the sale of the land in as far as they are owned by the Vendors.
ENVIRONMENTAL SCHEMES
None of the land has been entered into any Environmental Schemes to date.
VIEWING
Interested parties are invited to walk the land during daylight hours with a set of these Particulars to hand. They should at all times and for the protection of their own personal safety, take appropriate precautions to ensure that no damage occurs either to themselves nor to the land, nor any crops nor part thereof nor any tenant´s machinery or equipment on the land.
