Land At The Old Fairground, Wingham, CT3

Land size
5.5 acres

Description

Guide Price: £240,000 - £260,000

Geering and Colyer are delighted to offer a very rare and exciting opportunity to purchase two adjoining plots of land consisting of 5.5 acres of the Old Fairground in a very private location west of North Court Close, Wingham, Canterbury, Kent. This land is currently owned by a registered Pension Fund.

The land is on the current village boundary, current housing development and adjacent private properties, which leads directly from North Court Close accessed by an entrance gate.

There is no public access into the land ensuring rare privacy for the land owners.

The land consists of two combined plots in the region of 5.5 acres in total and are being sold ‘together’ as one sale, and are not available separately. As each plot of land has its own independent access to North Court Close as stated on the registration documents it is therefore important to note that the smaller land plot of TT3981 does not prevent access of title TT24840, thus providing the opportunity to use or sell either plot independently in the future if required.
This land therefore is an excellent opportunity for those who are looking for an investment. The land subject to planning permission could also offer a range of other opportunities such as a rural business or green business (currently government priorities) and as the UK Government have recently relaxed planning regulations on grey / green belt land with further relaxation expected as part of the government’s growth strategy, and local housing targets not being met, there could be an array of opportunities for the future owners of this land, subject to planning permission by the local authority.

The Dover District Council planning map shows the land as sitting on the current village boundary. The plots of land are largely made up of clay and silt at sub ground layers. The land has a river on the edge of the land, and has been allocated by planning and the Environment Agency as Flood Risk 2 and some land in Flood Risk 3. This translates to Flood Risk 2 being a potential flood event expected once in every 100 to 1000 years for river flooding if the floor level is not lifted or remains the same. Flood Risk 3 has a higher risk of flood. The current owners report no known history of flooding. The smaller plot TT3981 (approx. 1 Acre) is next to the current housing within the village development which has never been known to flood, and the land also has never been known to flood.

Recently, a new build property been approved and constructed to the north of the subject land, adjoining the River subject to conditions to raise the floor level which may suggest the national drive for new homes, government housing targets and relaxing of planning rules which may indeed see excellent future development value at this location (subject to any future planning applications).

The smaller of the land parcels is title number TT32981 which measures approximately 0.8 -1 acre.

Land 2
The larger of the land parcels is title number TT24840 which measures approximately 4.5 acres.
