The land is split into three separate field enclosures with the benefit of good roadside access either side of the Gilpin River which runs from north to south across the land. The shed in the south-westerly corner of field parcel SD4391 4592 is included in the sale. But the vendors will remove the shed if required, after the property is sold.

The land slopes gradually to the southerly boundary with a footpath and bridle path crossing along from the north to the south of the land. All boundaries belonging to the land are in good stockproof condition.

The land can also be accessed just off Rickttrae Lane leading from the centre of the village of Crosthwaite north west towards Hubbersty Head or via the road to Crook if you head north from the village.
