1.85 Acre site comprising 1.3 acres (5,261 sq.m) Development land with planning consent (Ref: HPK/2007/0357) for circa 18,837 sq.ft ( 1,750 sq.m) light industrial scheme, together with 0.55 acres (2,226 sq.m) of adjacent land which forms a united site.

Located at the fore-front of an established trading estate, the development land comprises of a 1.3 acres (5,261 sq.m) parcel of levelled and cleared development land with planning consent for an industrial scheme of circa 18,837 sq.ft (1,750 sq.m).

This parcel is part of a larger site being contiguous with a narrower parcel of land which is tree-covered and extends toward the site’s western boundary, beyond which is High Hill Road.

There is a dedicated power supply to the site via a transformer and sub-housing already installed for site works. This has a 420Kva capacity and now adopted by ENWL (Electricity North West Ltd) which could be increased to 500Kva if required.

The installation of the electricity and water supply has enabled High Peak Borough
Council (HPBC) to confirm that commencement of works has begun.

The site is bounded immediately to the north by the aforementioned access road, to the east by Thornsett Trading Estate and to the south by the River Sett. The site features a low-level post and wire fence along its boundary with the access road together with a large metal gate at its northern boundary to allow vehicular and pedestrian access.

The site is currently vacant and free from any form of use. Alternative planning will be considered for a variety of uses such as smaller industrial units, container storage facilities, land rental, etc. All enquiries to be made with HPBC.
