A secluded block of useful permanent pasture and natural regeneration woodland with good access and water.

The land is suited to the current agricultural and forestry use as well as hobby farming, amenity, habitat/conservation or recreational use.

THE LAND
The land is comprised of 5 acres (2.02 hectares) of pasture and 5.35 acres (2.17 hectares) of predominately natural regeneration broadleaf woodland.

The pasture field is located to the north-eastern side of the land and is south facing free draining and with the benefit of access from a part concrete, part stoned track leading down from the public highway to the north which leads to an approx. 20m x 8m level parking/turning area for vehicles to the north-east of the field.

The field is well fenced for the majority with protective fencing including sheep netting and two strand barbed wire with Devon hedge banks which have been allowed to partly grow out to the east and western boundaries with the northern boundary being purely stock fenced.

To the south of the pasture field is an area of natural regeneration broadleaf woodland extending to a further 2.14 acres (0.87 hectares) which is also south facing and there is access to this section via an approx. 10’0 gateway to the south-eastern corner of the land as well as an approx. 3’0 pedestrian gateway to the south-western corner of the pasture to the woodland.

A track runs through the woodland to the west to a second slightly larger section of natural regeneration woodland/copse which also benefits from an open grass glade through the mid-section and extends to a further 3.21 acres (1.30 hectares). There is also a track leading down to the far south-western corner of the land to a stream which runs through the south-western corner of the land providing a natural water supply.

The woodland is predominately oak, ash, birch, hawthorn, holly and sycamore and there are also large sections of attractive flora and fauna areas with bluebell grassland and livestock cover through sections. The land directly adjoins further woodland areas to the south owned by the Devon Wildlife Trust and the whole area is a wildlife haven whilst at the same time being very private and secluded.

SITUATION
The land is situated on the eastern slopes of the scenic Dartmoor National Park lying just 1 mile above the picturesque village of Liverton to the east and within 2.5 miles of the A38 Devon Expressway also to the east. The popular town of Bovey Tracey lies within approximately 3 miles to the north affords a thriving attractive community and range of amenities including primary school, traditional Inns and busy streets.

DIRECTIONS
From the A38 turn off at the Drum Bridges interchange following the signs to Liverton/Bickington, after approximately a quarter of a mile turn right onto Old Liverton road passing the Start Inn on your left hand side and stay on this road for approximately a mile and three quarters then turning left at Wills Cross following the sign to Lounston heading up the hill and after approximately half a mile turn left into the hamlet of Corymbia heading across the tarmacked area to your right and then heading down the stone track to your left, the land will be found immediately adjoining on your right hand side after approximately 80 yards.

BASIC PAYMENT SCHEME/ AGRI– ENVIRONMENT SCHEMES
The land is being sold without any entitlements to the Basic Payments Scheme or any de-linked payments. The land area is not subject to any agri-environmental schemes.

ACCESS, RIGHTS OF WAY, EASEMENTS
Access to the land is via a part concrete and part stoned track from the public highway to the north which leads down to an approx. 10’0 gateway to the north-eastern side of the land. The access is for vehicles and pedestrians for agricultural management purposes. The purchaser will be responsible for a proportionate share of any costs that arise relating to the maintenance of the stone track section of the access.

SERVICES
The land benefits from a natural water supply from the stream that crosses the south-western edge of the land. There is also a mains water supply to the north-eastern side of the land to which a connection is possible, subject to necessary payments and consents and the purchaser installing a sub-meter and being responsible for South West Water charges arising.
