A gently sloping and accessible 1.29 acre parcel of woodland with established coppice and excellent amenity potential

Auction - For Sale in two lots by Public Auction and via Livestream on Thursday 21 May 2026 at 2.00pm at the Digby Hall, Hound Street, Sherborne, Dorset DT9 3AA. Register to bid in the room, online, by telephone or by proxy via our website.

The Property - Dyke Head Coppice is a mixed deciduous woodland extending to approximately 4.01 acres (1.62 hectares) spilt into two parcels. The coppice is dominated by ash with oak and beech. The understorey is dense hazel coppice, which has historically been cut for thatching spars, alongside abundant hawthorn and other young trees. Ground flora is rich and varied, including dog’s mercury and contains areas of particular ecological interest, supporting species such as early dog-violet, moschatel, wood anemone, bluebell, spurge-laurel and common twayblade.

Location - The coppice lies approximately 4 miles to the south of the historic market town of Sherborne and 1 mile to the south of the A352. The woodland is accessed from the A352 via the highway known as Dyke Head which adjoins the western boundaries of both parcels. Access to each woodland parcel is primarily gained via the bisecting unclassified road known as Bradford Lane. Vehicle access into each parcel is not established at present, but is physically possible. The coppice benefits from being surrounded by agricultural land and stunning southerly views of the wider undulating landscape.

Lot B - Lot B extends to approximately 1.29 acres (0.52 hectares), lying to the north of Bradford Lane, and comprises a well-established hazel coppice within the understorey as well as mature tree species above. The land is generally more level, with a gentle southwestern slope creating an accessible and manageable area well-suited to a variety of recreational or conservation uses.

Services - No mains services present or connected.
During wetter months, small ponds form in the lowest lying areas of Lot A, and a stream trickles on an east to west trajectory within the southern part of Lot B.

Agents Notes - - Please note, at the auction, the successful purchaser of Lot A will have the first option to purchase Lot B for a fixed price of £15,000. If the buyer of Lot A does not purchase, then Lot B will be offered to the room.
- The entirety of Dyke Head Coppice is designated as a Site of Nature Conservation Interest (SNCI) by the Dorset Wildlife Trust, reflecting its ecological significance. A comprehensive survey undertaken in 2011 recorded a total of 69 species of flora and fauna within the woodland. A full schedule of the species identified at the time of the survey is available from the selling agent upon request
- Lot A is identified on the Priority Habitat Inventory as Deciduous Woodland.
