Baylham Mill and Mill House are a wonderful and intriguing Grade II* Listed property. Mill House dates back to the early 16th Century and the former Mill dating back to the mid-19th Century.

The accommodation within Mill House currently comprises entrance hall, dining room, sitting room, snug, kitchen, hall and WC. From the hall a staircase leads up to the first-floor landing where access is given to two bedrooms and a bathroom. Two additional rooms at the rear of the property can be found. This part of the property adjoins the former Mill.

Baylham Mill and House are situated to the north of the old A45 midway between Ipswich and Needham Market. The Mill itself is considered one of the most significant water mills in Suffolk and is the last complete example on the River Gipping.

Thought to date in part from the 18th Century the four-storey building is mainly timber framed, standing on a lower storey brick, and appears to have been extended on the up-stream elevation on more than one occasion.

Inside, the surviving internal machinery bares evidence of several phases of development. The parts are of high quality and include five pairs of millstones and a large number of ancillary machines. It retains its cast iron water mill and supplementary power in the form of a Blackstone oil engine. Obviously, none of these parts are working currently.

The watermill is believed to have last turned circa 1987 and comes to the market for the first time in over 80 years. It is understood that Baylham Mill is the only complete water mill on the River Gipping.

OUTSIDE

Baylham Mill and Mill House sit within gardens and grounds approaching 3.5 acres. Flanked on one side by the wonderful, picturesque River Gipping. The gardens and grounds at the property can be landscaped to a buyer’s taste and there are a few attached useful brick-built outbuildings and a corrugated iron Nissen hut.

Travelling west on the A14 from Ipswich taking the junction towards Great Blakenham and Bramford. At the roundabout take the second exit and filter into the right-hand lane signed to Needham Market. Travel along here for several miles taking a right-hand turning signed Baylham Rare Breeds. Continue over the railway crossing. It would be suggested to park in the car park allocated for the Baylham Rare Breeds on the right-hand side and proceed on foot to the Mill House which will be found on our left-hand side.
