Description

For Sale by Public Auction.

Amenity Land and Former Tennis Courts – Approx. 1.842 Acres (0.745 Hectares)

The property comprises approximately 1.842 acres (0.745 hectares) of amenity land and former tennis courts, registered under Title Numbers LT414184 and LT42107, situated on Glenfield Road, Leicester.

LT414184: The Title includes two sets of former tennis courts, the remains of which are still in situ, although now significantly overgrown. The remainder of the land comprises amenity areas including wooded sections and grassy scrubland, offering a varied natural landscape. Also located on the site is a former wooden clubhouse, historically used for storage purposes. No services are connected to the clubhouse.

LT42107: The Title comprises amenity areas included wooded sections and grassy scrubland.

While the majority of the land is offered for sale on a Freehold basis, a small portion of the land (approximately 1.5 square meters) is sold as a long leasehold interest due to the presence of ashes and a memorial tree. The location of this is noted on the site plan. It is our understanding that the lease will be a long lease agreement of 999 years, with no financial contributions ordered. Please refer to the legal pack for the location of this and for further details.

Access to the land is via a narrow strip of land between two residential properties, providing vehicular access suitable for a single-car width only. The land is offered for sale as a whole on the basis referred to above and may be of interest to purchasers seeking amenity land, recreational use, or longer-term potential, subject to all necessary consents.
