Location & Situation

This rectangular parcel of land is approximately 1 mile to the south of Beverley with frontage to and access from Long Lane, it was severed from the area known as Beverley Parks by the Beverley bypass which forms the northern boundary. Long Lane serves Beverley Parks and also leads to the village of Woodmansey.  In recent years Long Lane has been subject to considerable residential development.

The land is located within a Nitrate Vulnerable Zone.

Easements, Wayleaves & Rights of Way

The property is sold with the benefit of all granted rights of way, water drainage, water courses, support, electricity supplies, light, other easement or quasi-easements and restrictive covenants and all existing or proposed wayleaves for electricity, drainage, water, gas and any other pipes whether shown on the plan or indicated in these particulars or not and without any obligation to define the same respectively.

The property is subject to the following:

• An easement in favour of National Grid Plc for a high pressure gas transmission line which crosses the full width of the field.

• A Yorkshire Water pipeline crosses the full width of the field close to the northern boundary and a chamber is visible on the field surface. This is a recent development and the easement document is still being finalised with Yorkshire Water. The temporary internal fencing erected by Yorkshire Water is included with the property. 

• There are no public rights of way over the property.
