APPLICATION DETAILS

Approval of the details of the appearance, landscaping, layout and scale (hereinafter called "the reserved matters") shall be obtained from the local planning authority in writing before any development is commenced. Plans and particulars of the reserved matters referred to above, relating to the appearance, landscaping, layout and scale, shall be submitted in writing to the local planning authority and shall be carried out as approved. Application for approval of the reserved matters shall be made to the local planning authority before the expiration of three years from the date of this permission. The development hereby permitted shall be begun either before the expiration of [five] years from the date of this permission, or before the expiration of [two] years from the date of approval of the last of the reserved matters to be approved, whichever is the later. Reasons: The application was submitted as an outline application in accordance with the provisions of Article 5(1) of the Town and Country Planning (Development Management Procedure) Order 2015. In accordance with the provisions of Section 92 of the Town and Country Planning Act, 1990 (As amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The visibility splays serving the vehicular access to the dwelling, hereby approved, shall be clear of any obstruction greater than 600mm above the adjoining road level forward of a line drawn 2.4m back and parallel to the nearside carriageway edge over the entire site frontage. The visibility splays shall be fully provided prior to the first occupation of the dwelling hereby approved and shall be maintained at all times thereafter. Reason: In the interest of highway safety in accordance with Adopted Sedgemoor Local Plan 2011-2032 Policies D13 and D14.

No individual dwelling hereby approved shall be occupied until the optional requirement for potential consumption of wholesome water by persons occupying that dwelling in Part G of Schedule 1 and Regulation 36 of the Building Regulations 2010 of 110 litres per person per day has been complied with. Reason: To improve the water efficiency and sustainability of the dwellings in accordance with Policy S5 of the Sedgemoor Local Plan 2011-2032 and Paragraphs 139, 164 and 187 of the National Planning Policy Framework (December 2024).

As enhancement and compensation measures, and in accordance with National Planning Policy Framework (NPPF), please apply the following conditions to any planning permission granted. The following will be incorporated into the site proposal with photographs of the installed features submitted to the Local Planning Authority prior to first occupation: Prior to the felling of tree T8, one crevice bat box should be installed in a tree within the application site to provide compensation for the loss of roosting habitat. The box should be installed at a height of 3 to 5 metres above ground level and facing south-east or south-west. The bat box should be retained for a minimum period of five years following the completion of works. Reason: In accordance with Government policy for the enhancement of biodiversity within development as set out in paragraph 186 of the National Planning Policy Framework

BNG Condition The Biodiversity Gain Plan to be submitted and agreed in writing to the Local Planning Authority in accordance with Paragraphs 13 and 14 of Part 2 of Schedule 7A of the Town and Country Planning Act 1990 shall be broadly in accordance with the approved Biodiversity Gain Statement . Reason: To ensure that the strategy for meeting the Biodiversity Net Gain requirements for the development does not change significantly following the grant of planning permission and to minimise the risk of significant post-permission viability issues arising due to Biodiversity Net Gain issues.

The development hereby permitted shall be carried out in full accordance with the approved Arboricultural Report and Arboricultural Method Statement (Arboricultural Impact Assessment, dated November 2024) . All tree protection measures, including fencing and ground protection, shall be installed prior to any site clearance, demolition, or construction works and retained for the duration of the development. No materials, machinery, or equipment shall be stored, and no ground levels altered, within the root protection areas identified in the report unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure the protection of retained trees during construction, in accordance with Policy D22 of the Sedgemoor Local Plan 2011 to 2031.

No development shall commence until a Construction Management Plan (CMP) has been submitted to and approved in writing by the Local Planning Authority. The CMP shall include details of: Construction vehicle access arrangements, including routing and signage; Parking of vehicles of site operatives and visitors; Loading and unloading of plant and materials; Storage of plant and materials used in constructing the development; Measures to control the emission of dust and dirt during construction; Measures for the protection of the public highway, including wheel washing facilities; Hours of construction and deliveries; Details of site fencing and security; Contact details for the site manager. The approved Construction Management Plan shall be adhered to throughout the construction period. Reason: To ensure the safe operation of the public highway and to protect the amenities of nearby residents, in accordance with Policy D14 of the Sedgemoor Local Plan 2011-2032.

The dwelling, hereby permitted, shall not be occupied until a landscaping scheme, including a management plan has been submitted to and agreed in writing by the Local Planning Authority. The landscaping shall be protected and maintained and any trees or plants that fail within a period of 5 years shall be replaced in the next planting season to the satisfaction of the LPA. Reason: In the interests of visual amenity and biodiversity and in accordance with policies D2 and D20 of the Sedgemoor Local Plan and Paragraph 187 of the NPPF
